Sit for hours with a coffee in the kitchen or with a glass of wine in the sitting room overlooking the 270 degree views of Mount Edgcumbe country park with Dartmoor in the distance, the South Hams and the Mew Stone, out to sea and round to Penlee Point. Watch the continuous marine activity from local gig racing, to beautiful yachts to the Royal Navy practising high speed manoeuvres (as well as the occasional dolphin on quieter days!) ....
The top half of Rock House in Kingsand has its own front door and direct access to beach and has been totally renovated by the owners. The property used to form part of the Earl of Edgcumbe's holiday residence and has high ceilings, grand proportions and stunning sea views.
Sleeping six in three bedrooms with 2 bathrooms, there is a large sitting room overlooking the sea with wood-burning stove, plenty of seating, NowTV, and also a pool/ table tennis table; a large double aspect kitchen/ diner with dining table (seats 8,) range cooker, D/W, washer dryer, wine fridge, Nespresso coffee machine, microwave and more sea views. The master bedroom has a lovely ensuite shower room and a full sized wardrobe as well as direct sea views from the bed! Full central heating. Pubs/ well stocked shop within 250 yards. Small garden area (not enclosed) with clothes line.

Arranged in three bedrooms, one double, one twin and one with bunks (full size.) There is also a travel cot and high chair at the property and a pull-out truckle bed in the bunk room and, although we could not recommend more than six fully grown people, an extra child could easily be accommodated if required.

Breathtaking sea views from the sitting room, kitchen/ diner and master bedroom. Direct access to beach is through the sea wall which is accessed by some steps to the side of the house. Small terrace with clothes dryer - shared and not fenced off.
